What Commercial Manned Guarding in KZN Actually Costs — and What Drives the Price

Facilities managers across KwaZulu-Natal routinely receive wildly different guarding quotes for the same site. A 12-guard business park might get proposals ranging from R45,000 to R110,000 per month with no clear explanation of the difference. Here is exactly what drives the price — and what to watch out for.

The Sectoral Determination 6 floor

Every legitimate security provider in South Africa operates under Sectoral Determination 6 (SD6), which sets the minimum hourly wage for security officers by PSIRA grade. As of 2026, the SD6 minimum for a Grade C officer is approximately R28–R32 per hour depending on area. Grade B and Grade A officers command higher rates.

Any quote that appears significantly below what SD6 wages would require for your guard count and shift pattern should raise an immediate compliance question. If a provider cannot explain how they are paying SD6-compliant wages at that price, they are likely not — which exposes your business to liability under the Labour Relations Act and potential PSIRA regulatory action.

The five cost drivers for commercial guarding

01

Number of guards and shift structure

The most obvious driver. More guards, longer shifts, 24/7 coverage versus day-shift-only — each adds to cost. A business park requiring two guards per gate, operating 24/7, needs more than twice the staffing of a site running 12-hour shifts.

02

PSIRA grade mix

Grade A site commanders cost more per hour than Grade C access officers. A compliant site will require a specific grade mix based on risk profile — not the cheapest officers available. Some providers quote Grade C rates and deploy accordingly, saving cost but reducing capability.

03

Supervision structure

A dedicated site supervisor, inspection rounds, and daily reporting cost money. Providers without these structures will quote lower — but you lose the accountability layer that makes guarding operationally effective rather than decorative.

04

Technology integration

GPS-logged patrol verification, guard tracking systems, and client reporting portals are line items in a properly structured contract. They add cost but they deliver the operational visibility that makes the service worth paying for.

05

Statutory compliance costs

Compliant providers carry UIF, PAYE, SDL, and pension fund contributions for every officer. They maintain current PSIRA registrations and pay their PSIRA levies. These are not optional — but non-compliant providers skip them, which is where the cheap quotes come from.

What a realistic compliant quote looks like

For a 10-guard, 24/7 deployment at a KZN business park with a dedicated supervisor, GPS patrol tracking, and daily reporting, a fully SD6-compliant proposal in 2026 will typically come in between R85,000 and R120,000 per month depending on the grade mix, site complexity, and provider overhead. Quotes below this range warrant specific questions about how SD6 wages are being met.

This does not mean the most expensive quote is the best — it means any quote that appears structurally impossible given the statutory requirements needs to be explained before you sign it.

The right questions to ask before signing

  • Can you confirm in writing that all deployed officers are currently PSIRA-registered?
  • What is the SD6 wage rate being applied to this contract, and can you show the calculation?
  • What is the supervisory structure — who is responsible for site oversight?
  • How are patrol rounds verified, and how is that data delivered to us?
  • What is the escalation process if a guard does not report for a shift?
  • Does this proposal include all statutory employee costs?

The bottom line

Commercial manned guarding in KZN is not cheap when done correctly — and it should not be. The cost of a non-compliant provider is not measured in the monthly invoice saving. It is measured in the claim you cannot make when an incident occurs, the PSIRA inspection you fail, and the labour dispute you inherit when their employment practices are challenged.
