The node
The upper highway area — Westville, Hillcrest, and Kloof — has become Durban's main decentralised office corridor, drawing corporate tenants out of the CBD into low-rise business parks set back from the M13 and N3. Westville carries a dense cluster of these office parks alongside established commercial plazas, with steady weekday tenant and visitor traffic rather than retail-scale footfall.
Further along the ridge, Hillcrest and Kloof combine commercial nodes — including Watercrest Mall and the Hillcrest retail corridor — with private business campuses and schools that sit adjacent to commercial property, which raises the bar on access control and perimeter discipline. The N3 gives fast Durban–Pietermaritzburg access, so many sites here also serve as regional distribution or admin hubs rather than purely local offices.
